The Brookings Institute just released a report which is tracking the economic recovery of America's 100 largest metro areas. And I am proud to say that Oklahoma is #4 on the list! All of us are ready to hear some positive statements about our economy. The ranking considered the changes in economic indicators: employment, unemployment, gross metropolitan product ( like a city's GDP) and of course housing prices.
  • Percent change in employment, from peak to the first quarter of 2010: -3
  • Percent change in unemployment rate, March 2007 to March 2010: 1.8%
  • Percent change in real Gross Metropolitan Product (GMP), peak to 2010Q1: 0.8%
  • Percent change in real Housing Price Index (HPI), first quarter 2007 to 2010: -3.6%
  • Oklahoma City had the study's lowest change of unemployment rate, which currently sits at 6.1%.

Chisholm Trail Festival in Yukon OK - an incredible experience....

Chisholm Trail Festival in Yukon OKThis morning I took off and headed to Chisholm Trail Festival in Yukon OK. It was hot already. At 10AM and the temperature was in the 90's. The festival was located at the old Kilpatrick property on the corner of Vandament and Garth Brooks Blvd. Once I got there from the parking lot it was quite pleasant. Lots of trees gave people a needed relief from the relentless warmth of the sun. Chisholm Trail Festival in Yukon OKThere was so much to see - lots of history, re-enactments, live exhibits, rides, shootouts, plays, petting zoos, souvenirs and delicious Cajun-style FOOD! It was a treat to talk to soldiers of 77th Penn Infantry, watching biscuits baking in the Chisholm Trail Festival in Yukon OKDutch oven over the fire, talking with Oklahoma Territory teacher in her little school house, blacksmith working on the red-hot iron horseshoe, saddle maker shaping the frame and much much more. Everyone was enjoying the event.

I had a privilege to talk to Mr. JW Parker, our renowned Chisholm Trail historian and authority and learn few new facts about the Chisholm Trail. He and his wife Mary Jo had a beautiful exhibit inside one of the prairie houses showing the history, pictures and some artifacts.
It was an incredible experience. Great day learning, visiting 'old' friends and making new ones...I even got talked to try shooting John Wayne style...LOL

Visit soldiers who fought in the Civil War and witness live artillery and Signal Corps demonstrations. Watch the blacksmiths at work and stroll to the Saloon for a cold sarsaparilla. Mr. J.W. Parker, the local Chisholm Trail history expert, will amaze you with his Chisholm Trail knowledge. You will also get a chance to chat with the Sheriff. If you get tired you can relax on a hay bale and and listen to the music. 

Watch the gunfights, Craw-fish races, Express Clyde and Pony Show, Western Tack, pony rides and listen live Cajun-Country Music.  There will be so much to witness and learn...and of course don't forget the FOOD! Fabulous Cajun-style food prepared by Chef Lanney Smith and Chef Clint Eaves. As usual it is going to be a fun filled festival!

Don't look back! The IRS could be on your heals.

This morning I read a very interesting article about forgiveness of the mortgage debt - like a foreclosure, short sale, HELOC (home equity line of credit). The post reminded me of this particular law, however, I think that a lot of people don't know of its existence.

So you gave up to Foreclosure? The IRS may be on your heals!IRS

If you are one of the thousands of homeowners that felt relief by allowing their homes to
become foreclosed on your relief may be short lived. Many of us became wrapped up in the
ability to use our homesteads as ATM machines and the banks were fine with it. Now, after the
money is spent and debt is rising you find that your home is not worth the amount you have
in it. Yikes! The job market has tightened and you may have even lost your livelyhood.

Or, you had a line of credit with the bank based on the equity in your home. You took a little
vacation, paid off a few bills, had a great December Holiday and "poof" your line of credit
was maxed out. Now you need to sell but can't get the amount owed on your property.

All this adds up to a potential foreclosure. Your bank may have accepted a lesser amount for
the sale of your home and may have FORGIVEN the balance of the note that was not paid. Yea!

Thank you friendly bankers. You knew we were trying and you have forgiven us.

You can opt to allow foreclosure or may be forced into it due to lack of funds. When the
house is gone you may feel better but the relief could be short lived.

Don't look back! The IRS may be following you to add to your debt...they will make you pay.

If you sold your home at a loss of 25% on a $100,000.00 debt the IRS would consider the amount
of the difference owed as income. Yes, Income.

The congress passed a bill in 2007 to
include forgiven debt without tax to mortgage loans.


That's the good news but here's the kicker.

Let's hope you used your EQUITY LOAN wisely.

This forgiveness only applys to the cash out that
went directly into the improvement of your property.


If you did go on a spending spree with vacations, cars, boats, or anything that did not
physically improve the property Uncle Sam will be at your doorstep.

You will have to pay the IRS on the borrowed money as if it were income.

If you took a home equity line of credit  let's hope you bought carpet and countertops.

Any purchase other than a home related purchase will be taxed as income.

If you lost a property other than your homestead such as an investment property or vacation
or getaway property you will be paying too. Your only loophole here is if you can prove that
you lived in the said property for a minimum of two years.

Anyway, thanks for the forgiveness to the homeowners that actually TRIED to improve their homes.
Total forgiveness is a blessing...

but...

even that forgiveness is due to change in 2012.

When you ask, "gee, can it get any worse?"                                 Thank you Stu!

The answer is YEP!

BEFORE THE $8000 FIRST-TIME HOME BUYER TAX ENDS - check out these houses for sale in Yukon Oklahoma

Only a few days left till the $8000 home tax credit expires. To be exact the tax credit expires on April 30. It doesn't look that it will be extended, there is no talk about it anywhere.
What does it mean to you - the Buyer? That you have to have your chosen house under contract by the end of this day. Negotiated, approved and signed! And that doesn't leave you with much time to search. Here are a few of the homes which I thought might be a possible choice for you. OKC THUNDER puts a little rambling on LA Lakers in the playoffs in Oklahoma City

OKC THUNDER PUTS A LITTLE RAMBLING ON LA LAKERS

IN THE PLAYOFFS IN OKLAHOMA CITY!

And what a game it was!

Yesterday, I was watching history in the making. Having no tickets I couldn't experience it live but as they say ... I had the best seat in the house - at my home  in front of the TV that is.

Ford Center was rocking...Thunder kept us in the stitches till last minutes - and just three or four minutes before the game's end they took a lead and never gave it back. What a game it was! At the end of the game the fans rocked the house ... ecstatic fans couldn't hold their excitement. 'I have never heard any place that loud' - said Phil Jackson (Laker's coach).

I guess that's why it is called a THUNDER STADIUM! Till next game - Saturday at 8:30PM...
